Creativity Unleashed: McDonald’s Boutique Reinvention

It's not everyday that a design firm gets the chance to redesign an iconic restaurant brand—especially with almost complete creative freedom. But that's just what McDonald's asked Studio Gaia to do. McDonald's wanted more consistent, modern design, and unleashed Studio Gaia to create three prototypes, which recently debuted in New York, California, and Florida. Now, Studio Gaia shares those concepts and the thought process behind them, and how those ideas offer a boutique look for a mega-chain of 14,000 U.S. restaurants.

A member of San Francisco-based Kimpton Hotels & Restaurants, an industry pioneer of boutique hotels and chef-driven restaurants, EPIC is located at the edge of the Miami River and Biscayne Bay. Occupying nearly 30 stories of a 54-story mixed-use tower designed by Revulta Vega Leon, the hotel features stunning views of the city and the bay. With simplicity and elegance as design hallmarks of the hotel’s interiors, Cheryl Rowley Design employed texture, light, and an array of contrasting patterns and materials such as stone, glass, metals, warm woods, and refined textiles in a rich, neutral interior palette. Your tour includes the lobby (featuring 26-foot-high ceilings) and public spaces; rooms and suites (on a key-available basis); the 13,752-square-foot wraparound pool deck with private cabanas; Area 31 restaurant; spa and fitness center operated by Exhale; the waterfront River Lounge; 11,000 square feet of indoor meeting and event space; and private marina.

Description: Case studies from the perspectives of owner, manager, builder, chef and the design team.
The design of a sustainable restaurant is about more than using recycled materials and low VOC paint. CORE has designed restaurants that are sustainable in concept, design, and operations as well as menu offerings. Peter F. Hapstak III, AIA, IIDA, ISP, founding partner of CORE, will discuss the concept of sustainability in recent projects from the perspectives of the owner, builder, chef, and management. His case studies will explain what it means to be sustainable in the foodservice industry. CORE has built a reputation as designers of leading sustainable food concepts that have gone on to achieve LEED Gold certification and earn industry awards such as the ASID / HD Earth Minded Award in 2009 and the IIDA / Metropolis Smart Environments Award in 2008.

Site Visit – The Betsy Hotel and The Mondrian

Description: Tour the Mondrian in South Beach, the first residential ownership opportunity for Morgans Hotel Group. For its newest luxury property, Morgans selected innovative Dutch designer Marcel Wanders to create all interiors. Envisioned as “Sleeping Beauty’s castle,” Mondrian is a modern fantasy for residents and guests—a magical world with golden bells in the porte-cochere and an oasis of lush gardens providing a dramatic arrival sequence. Interior public spaces are designed as an indoor/outdoor living areas, with outdoor bar and seating; private cabanas are created with curtains of living foliage. There’s even an adult sandbox. Wanders extended the existing curvilinear building to form a semicircular sculptural structure, in which the rooms resemble theatrical boxes overlooking the tropical gardens below, “so that everyone has the best seat in the house,” he says. The residences are loft-like, flooded with light, designed for traffic flow among bedroom, bathroom, living room, kitchen, and balcony spaces, unified with the same dark wood flooring inside and out, and employing color palette of white, gold, brown, grey, blue, and black. Your tour includes public spaces—indoors and outdoors—plus Jeffrey Chodorow’s Asia de Cuba restaurant; Sunset Lounge, a nightlife destination; Agua spa; and guest quarters on a key-available basis. Experience The Betsy in South Beach, transformed by a multimillion-dollar renovation under the guidance of Desires Hotels. A standout as the lone surviving example of “Florida Georgian” architecture in a Deco-dominated neighborhood on Ocean Drive, the 62-key Betsy opened initially in 1942 and is listed on the National Register of Historic Places. The Betsy was designed by L. Murray Dixon, the Art Deco master, who also designed the Hotel Victor and The Tides. With its stately lines marked by an expansive four-column front porch and rows of shutter-framed windows, The Betsy Ross, as it was originally named, not only reflected the era’s popularity of Early Americana, but also stood as a kind of restrained counterpoint to the dynamic curves of its Art Deco neighbors. The bones of this architectural gem remain but the interiors are updated in a refined, plantation-style palette of whites accented by rich mahogany elements and touches of grass green, coral red, lilac, and ochre. Your tour includes guest rooms and suites on a key-available basis, public spaces, and the roof deck—with its sweeping views of the beach and the Atlantic. Among highlights at The Betsy are its spa; the B-4 Lounge (a VIP nightclub complete with hidden, private entrance); and world-class dining such as BLT Steak, the Miami debut of famed chef Laurent Tourondel.

Opened in February 2009 and occupying a 50-floor tower within the complex, Viceroy Miami is a 162-key hotel with architecture by Arquitectonica and interior design by Kelly Wearstler, Inc. Viceroy muse Wearstler has envisioned a whimsical take on Chinoiserie—recasting classic elements in modern settings in both private and common spaces: lobby, guestrooms and residences, 15th-floor signature restaurant, rooftop poolside lounge, and meeting spaces. Your design walk-through focuses on the lobby, complete with large stone sculpture by local artist Collin Mura-Smith. On a key-available basis, tour the guestrooms, and visit Eos, a Mediterranean-inspired restaurant with expansive views. Visit the 15th floor outdoor space, the nexus for both residential and hotel amenities. It includes more than two acres of recreation and entertainment options such as 28,000-square-foot spa, life-size chess set, poolside café, wading pool, 80-person-capacity hot tub, and the longest infinity-edge pool in Florida. (Those water amenities combine to create a continuous water feature the length of a football field.) On the 50th floor, visit the private pool deck with updated Roman pavilion. Remaking a Luxury Icon: The Fontainebleau Renovation Case Study

For its billion-dollar renovation and expansion, the venerable Fontainebleau Miami (an original Morris Lapidus design) has been renewed and reinvigorated, and the lessons learned apply to hospitality projects large and small. In one seminar, recap the project's design challenges and solutions in case-study format with the design team and project members from firms such as Wilson Associates, Jeffrey Beers, and Lifescapes—with development and property management as well. Among project highlights in the 1,504-room complex are the 40,000-square-foot spa, 11 restaurants and lounges, 58 meeting rooms totaling 107,000 square feet, 42,000 square feet of pre-function areas, and 51,000 square feet of outdoor function space.

Description: Visit the 1950s-era Fontainebleau, the sweeping, beachfront architectural icon by Morris Lapidus, which has just completed a $1 billion expansion and renovation across 22 acres. Your site visit includes a look at public spaces; guest rooms and suites among 1,504 keys; 11 restaurants and lounges; 40,000-square-foot spa; and poolscape. When it opened in 1954, Fontainebleau Miami Beach was the largest hotel in South Florida. Its signature features included a 17,000-square-foot lobby with a now-legendary “Staircase to Nowhere”; six acres of formal gardens designed to replicate Versailles; and antique furnishings befitting its French period theme. Through the 1950s and 1960s Lapidus’ gently curving façade came to symbolize glamorous Miami Beach; the hotel was so well known that no sign was necessary to identify it. In 2005, Fontainebleau Suites Miami Beach opened, kicking off a $1 billion renovation. The resort’s guest quarters now include 846 rooms and suites in the two original Fontainebleau buildings and 650 junior, one- and two-bedroom suites in two towers: 37-story Trésor and 18-story Sorrento, located at the resort’s south end. Guest accommodations feature Apple® technology, aiming for a “paperless” hotel room. (There’s an iMac in every guest room for personalized options and real-time feedback.) Other distinctive features throughout the resort include 107,000 square feet of indoor meeting space; an interactive children’s waterscape and “walls of water” throughout the free-form main pool; and a 35-foot rain corridor in the spa. The project team for the transformation includes Jeffery Beers International; Wilson & Associates; HKS, Inc.; Lifescapes International; Richardson Sadeki; D C Studios USA LLC; Gilles & Boissier; Arnell Group; and Nichols Brosch Wurst Wolfe Architects.
